Building a new house isn‘t something that just any builder could do. There are many steps that must be completed and on a strict timeline. From the design process to the purchase of building materials, home construction is a complex endeavor. Proper scheduling procedures can help avoid costly delays.

That‘s why it‘s important to work with an experienced new home builder. With over a decade in the business, Shoreline Homes seeks to exceed our clients’ expectations each time.

Let’s Start Your Home Build

Quality Workmanship & High Customer Satisfaction

We provide a streamlined, satisfying building experience.

What are the steps involved in building a new home?

There are many steps to building a residence in a new home community. Below are the steps that most of our home buyers take to build the custom home they’ve always wanted.

First, You Envision Your Dream and We Sign a Contract

You’ve already got some idea of what your dream home will look like. When you sit down with our custom home builders to discuss your plans, we’ll talk about your goals for your new custom house. We’ll use the information from these initial conversations to draft a contract. The contract will include all information that you need to understand your building experience.

During these initial consultations, we‘ll also answer your questions. We know you‘ll have a lot of them. This is a good time to ask about the warranty, design and building process, timeline, budget, and more. Whether this is your first time building a family home, or your third or fourth time owning a house, you‘ll need a lot of information about what’s coming next. We’re here to tell you all about the high-quality work we do and the experience that awaits you when you work with Shoreline Homes.

Communication is key throughout the process. Good communication helps prevent miscommunications, delays, and other problems. You will find that good communication starts with these initial meetings. Shoreline Homes has perfected the art of communicating with clients for a smooth and seamless construction experience.

Work begins once you sign a contract.

Once We Sign a Contract, Our Architect Will Draft and Update the Plans

The work begins in earnest when our architect drafts a plan for your new home. At this step, you will start to see your ideas become a reality. All of our architects are experienced and skilled in the business of creating quality homes. While you will be allowed to make whatever revisions necessary, our architects are trained to listen to clients and produce quality results on the first try.

You may have several discussions with our architect throughout this process. Your designer will draft floor plans and produce detailed drawings. You’ll have to answer questions about your ideal size, scope, must-have features, nice-to-have features, and so on.

It helps to know your priorities when you’re having these discussions. Have conversations with other members of your household before beginning these conversations with your architect. These conversations will inform your discussions with your architect, and ultimately, will make it easier to create a design that you’ll be happy with for years to come.

We Will Review the Plans Together and Then Finalize Them With the City

Once we have created your designs, it’s time to get your plans finalized with the city. Permits are required to build a new home within city limits. This permitting process helps ensure that your custom home will be a safe place for you and your loved ones. In Virginia, the International Residential Code (IRC) has been adopted to ensure that all homes and buildings are safe. Our builders and architects are intimately familiar with the IRC, so you can rest assured that all of our plans and finished products are code compliant.

We Begin Building Your Dream Home

Once the design is created and the permits have been obtained, it’s time to begin building the home you’ve always wanted. You’ll see when the construction process begins that we only accept the best craftsmanship and workmanship from our teams. In the home building industry, the best builders are those who are meticulous. We strive to be the best in all our endeavors.

Easy and Convenient Home Construction in Cape Charles

Shoreline Homes is a one-source residential construction partner. We take our customers the entire way through the construction process. Shoreline Homes offers a wide array of design options in order to build your dream custom home.

Surveying

Surveying ensures that your home will be constructed well within the bounds of your lot. Each client gets their property surveyed to ensure that no mistake will place their home over their property line. Our surveying services can provide you with solid information about the size and shape of your lot.

This information will come in handy if you ever choose to perform home upgrades or renovations that could lead to a home addition being built on your property. To ensure that any home addition upgrades are built within the property limit, your home survey will be required. You can take all this survey information with you for future reference.

Site Work

Site work is performed to prepare your site for the future placement of your home. We will perform all ground leveling and other tasks that must be conducted to ensure that your new home is structurally sound and built according to IRC.

Roofing & Siding

Your home’s roofing must be both attractive and functional, serving to protect your home from structural and weather damage. Roofing materials come in many types, so you can choose the materials that work best for your home’s style. Our skilled workers can install your roofing but can also help you decide which type of roofing material is right for your home. Some roofing lasts for a few decades, while other types of roofing can last for a century or more. Which one is right for you? We can help you make the choice.

The siding on your home is another crucial part of your home construction. Siding must be beautiful as well as long-lasting and durable. Some siding is so low maintenance it requires only the occasional cleaning, while other types of siding may require regular painting, staining, or even (in the case of brick and mortar) tuckpointing. Knowing what to expect from your home’s siding can help you make a decision based not just on appearance, but also on your maintenance needs and budget, whatever they may be.

Window Installation

Windows help fill your home with natural light. Improperly installed or poorly chosen windows can also help fill your home with heat. The team at Shoreline Homes helps home builders choose windows that will improve their home’s energy efficiency while adding value to their property. There are many products on the market that can help make your home a more comfortable place to live. You’ll have your choice of dual pane or triple pane window products, windows with special Low-E glass, and windows made from other energy-efficient materials.

We also help clients choose the style of windows that look and perform the way they want. Windows come in a variety of styles including bay, bow, picture, casement, single-hung, double-hung, and more. The style of the window impacts the appearance, functionality, how the window is cleaned, and how it is maintained.

In addition to the style, we help clients choose the grille pattern that they prefer. Grilles add beauty and style to your home’s windows.

Interior Finishes

Interior finishes are the materials that you see and interact with daily when you are living in a home. Finishes include flooring, countertops, cabinet materials, paint, wallpaper, and more. While interior finishes may sound like trivial additions to the home, they are not. Finishes help make your home what it is, providing character and also contributing to the very functionality of your house.

When choosing finishes for your home, we recommend researching required maintenance and approximate value before making a final decision. Some finishes, like hardwood flooring, are very high value, but also require specific maintenance practices in order to maintain their beauty.

For example, hardwood flooring is vulnerable to scratching. Many homeowners with hardwood floors put felt pads on their furnishings to protect their floors from scratches. Dog owners may limit their pet’s range of motion inside the house to control the scratching, and some may even choose to have their dogs wear padding on their feet to prevent their dogs from scratching their floors. These are details you will want to know before you choose the right finishes for your floors.

Appliances

The appliances you choose for your home will help you save energy and can boost your home’s value. High-quality, high-end appliances also make life easier, as they come with features that streamline housework and add efficiency to your everyday life. We recommend purchasing appliances that come with an ENERGY STAR rating to reduce waste and reduce your home’s utility bills, as well.

Styles have changed and many home buyers sometimes seek appliances that add an element of luxury to their home‘s kitchen and other rooms of the house. For example, built-in espresso machines and wine coolers add functionality and comfort to your home. What appliances are right for you?

Exterior Design

Exterior design impacts the look and style of your home, and thus can also impact your home’s curb appeal and value. At Shoreline Homes, we consider exterior design to be just as important as interior design. All of our new construction homes come with a holistic, fully realized exterior design that includes potential landscaping, hardscaping, and more.

Siding color, trim, and other features all make the difference. Our architects work with landscapers to create homes that stand out from neighboring homes and draw the eye.
